I’ve known Gabby Guthrie for about 30 years — way back in the day, we worked together in retail at The Limited, if you can believe that. Over the years, we kept in touch off and on and became good friends again through our church about a decade ago.
What I didn’t fully appreciate until recently was just how exceptionally talented Gabby is at her craft. She has a remarkable gift for selling and marketing homes — and for guiding people through what can be a stressful process with calm, confidence, and expertise.
When we bought our first home 20 years ago, we had a terrible experience with an agent who gave us very poor advice. We faced something similar again when buying in Texas. After those two experiences, I was understandably cautious about who to trust this time around. But I put my faith in Gabby — and I’m so glad I did.
From the very beginning, Gabby knew exactly what needed to be done to sell our house quickly and at the price we wanted. I thought we had far more work ahead of us, but she immediately zeroed in on the essentials. Her keen eye for staging transformed our home — sometimes just by rearranging and editing what we already had, and in other cases, by bringing in a few well-chosen pieces. One room she staged so beautifully and simply that it looked absolutely huge. Honestly, after she finished, I caught myself thinking, maybe we shouldn’t sell this place — it’s pretty nice!
She also handled all the little details that can turn into big headaches. For the few small handyman projects that needed to be done, Gabby arranged for a fantastic professional to come over almost immediately and take care of everything. Had I tried to coordinate that myself, it would have taken weeks of back-and-forth calls just to get someone to show up.
She hosted an open house, and within 36 hours, we had an offer that was accepted and finalized the very next day. Two days total — when I had expected the process to take 30 to 60. She completely exceeded every expectation.
Gabby also guided us masterfully through the negotiation process. When the buyers made some requests that felt a bit petty, she knew exactly where to push back, where to compromise, and when to hold firm. She made sure every decision remained ours, never pressuring us, and in a few key moments, she held her ground when I might have given in — saving us a significant amount of money in the process.
And even after the house was sold, Gabby continued to go above and beyond. We didn’t have much time to vacate, and after helping the movers all day, it was nearly 10 p.m. — we were completely exhausted and still needed to “broom clean” the house, as required. I called Gabby in a bit of a panic, and guess what? She took care of it. Every single detail was handled.
I don’t know how anyone would consider working with anyone else. She’s that good. And by the way, she also does relocations — so even if you’re moving out of state, you can still work with Gabby.

I first met Gabby at one of her Open Houses as my mom and I were just embarking on the preliminary "research" phase of looking for houses. At the time, we figured actually buying a new house was VERY far off in the future for a variety of reasons but I wanted to start looking to see what might meet my family's needs.
